Project Manager – Keep Our KIBA Projects Running Smoothly

About the Role
Do you love keeping complex projects on track, balancing budgets, timelines, and team coordination like a pro? At American Floor & Home (AFH), we’re looking for a detail-oriented Project Manager to oversee KIBA projects from design through completion.
You’ll be the central hub connecting the KIBA design team, subcontractors, carpenters, and clients, making sure every project stays on schedule, on budget, and exceeds expectations. This role isn’t for someone who waits to be told what to do — you’ll take initiative, spot problems before they arise, and proactively keep projects moving forward.
If you’re a meticulous, analytical, and highly organized project manager who thrives on independence and enjoys solving challenges with minimal supervision, this could be your next big opportunity.
What You’ll Do
Project Planning & Financial Oversight
Create detailed project plans: scope, timelines, budgets, and resources.
Track project milestones and manage payments.
Conduct cost analysis and track actuals versus estimates.
Monitor gross profit margins and recommend adjustments.
Perform risk assessments and implement mitigation strategies.
Coordination & Execution
Serve as the key point of contact for KIBA design, subcontractors, carpenters, and clients.
Monitor project progress, workflow, and quality.
Track performance, resolve bottlenecks, and communicate updates clearly.
Conduct Pre-Construction Walkthroughs and Handover meetings.
Identify challenges and solutions independently — no hand-holding here!
Compliance & Quality Assurance
Ensure all projects comply with industry, contractual, and company standards.
Maintain accurate project documentation and reporting.
Identify opportunities for process improvements and implement best practices.
Other Duties
Support sales and marketing with project training and information.
Learn and use CRM or project software to streamline workflows.
Address client questions and concerns proactively.
Perform other duties as assigned to support project and organizational success.
About You

You enjoy tracking budgets, scoping projects, and coordinating teams to deliver exceptional results. Independent and proactive, you take ownership of projects and ensure they move forward efficiently and profitably.

Comfortable monitoring profit margins and taking corrective action.

Desired Qualifications
Education & Experience
Bachelor’s degree in Business, Construction Management, Project Management, or related field.
Minimum 3 years’ experience in project management, construction, or design/implementation projects.
PMP, PgMP, CAPM, or comparable project management certification preferred.
Skills & Requirements
Strong verbal and written communication skills.
Excellent organizational, analytical, and problem-solving abilities.
Proficient in Microsoft Office Suite and project management software; CAD/design software a plus.
Comfortable managing budgets, tracking financials, and analyzing performance metrics.
Ability to lift up to 25 pounds and work on-site as needed.
Availability to work Monday–Friday, 7:00 AM–4:00 PM; some holidays, evenings, or weekends may be required.
Occasional travel or off-site work for events, vendor meetings, client visits, or training.
Location
Oahu, Hawaii – This is an on-site role. Candidates must be available to work in-person weekly.
